In our experience, clients often leave home insurance to the last minute, as they assume that arranging it will be easy. But there are all sorts of reasons that a seemingly straightforward sale can be derailed, from a non-standard property to an usual circumstance causing problems. And if your client can’t find cover, it may adversely affect the property purchase.

That’s where we come in. We help your client navigate the home insurance market and work with them to find the right policy. We’re also available to step in at short notice, as we understand that sometimes a client may leave insurance to that final moment.

Types of properties we can arrange cover for:

  • Luxury homes or estates
  • Properties in a flood area
  • Properties with a history of subsidence, landslip, or historic movement
  • Modern homes, including eco-homes or properties with solar panels or heat pumps
  • Properties which will undergo extensive renovations and therefore be unoccupied for a significant period of time

How we saved a property purchase

We had a referral from a buying agent whose client was purchasing a weekend home in the Cotswolds. Unfortunately, the local searches identified that the property was in a high-risk area for flooding, and it transpired that the current owner’s policy didn’t provide any cover for flooding.  The client was organising a mortgage and therefore an all-risks policy including flooding was a requirement.

Fortunately, as we work with many insurers who can access the Government-backed FloodRe insurance scheme, we were able to obtain terms at a competitive price and then worked with the client’s solicitor to ensure that cover was in place for exchange of contracts. Not only were the clients delighted, but it also ensured that our buying agent received their 2% fee of over £30,000.
